Formal Admission Requirements

A recognized university degree (Bachelor’s, Master’s, or equivalent) with at least 240 ECTS credits
Proof of at least three years of relevant full-time professional experience after completion of the first degree
Excellent German language skills, both written and spoken
Successful completion of the multi-stage admissions process

Application Period

The Master of Advanced Studies in Sustainable Real Estate will start in Spring 2026. We encourage you to secure your place early. Submitting your application on time ensures that your documents can be fully reviewed and considered.

Spring/Summer Semester

Applications for the Spring/Summer Semester 2026 can be submitted via the TUM Online Portal starting in October 2025.

All applications must be submitted in complete form no later than 01 March 2026.

• Round 1: Submission deadline at the end of December 2025*

• Round 2: Submission deadline at the end of February 2026

* Note for applicants with an international degree: If you obtained your bachelor’s degree outside of Germany, we strongly recommend submitting your application before December 31, 2025. This will ensure that your admission process can be completed in time.

Admission Process

All applications must be submitted on time and in full in order to be considered. The sooner you submit all application documents in full, the sooner we can inform you of our selection decision. We look forward to receiving your application!

Step 1: Apply online

Both national and international applicants must register on TUMonline to start their application process. Read more on the online application at TUM or watch the TUMonline video tutorial.

Submission of documents is possible throughout the year. In addition, all applicants who obtained their Master’s admission qualification outside of Germany must request a verification document through uni-assist e.V. An early application is strongly recommended (based on experience, this process can take up to six weeks). Once the verification is successfully completed, you will receive a confirmation notice, which must be uploaded to TUMonline.

Special conditions for certain countries: Applicants with a first degree from China, India, or Vietnam must meet additional requirements set by TUM. More information on this can be found below. Please note that these separate processes can sometimes take a very long time. We therefore recommend that you familiarize yourself with the requirements that apply to you in good time and take the necessary steps. These checks are carried out independently of your application to TUM and cannot be influenced by it. The submission of these documents is mandatory for the processing of your application.

Step 2: Submit your digital application documents via TUMonline

Please upload one PDF file for each of the following documents:

Complete and up-to-date CV: Must be free of chronological gaps and list activities by month. If you were not engaged in employment, education, or training during any period, please indicate the reason, for example relocation, job search, family responsibilities, caregiving, travel, and other relevant circumstances.
Proof of at least three years of relevant full-time professional experience obtained after your first academic degree and up to the time of application.
Evidence can be provided through:
- Confirmation letters or references from your current and/or previous employers The letter must be on official company letterhead, signed by an authorized person (e.g. HR department or supervisor). It must explicitly include:
  - Your (contact) details
  - Your position (if applicable)
  - The exact period of employment (start and end date)
- In case of self-employment:
  - An extract from the commercial register, or
  - A confirmation from co-founders or co-managing directors
Proof of all completed university degrees (Bachelor & Master) including transcripts with completed modules, ECTS credits, and final grade. For admission, proof of at least 240 ECTS is required. Therefore, both the Bachelor’s and Master’s degrees must be submitted. If you hold a Bachelor’s degree with 240 ECTS, submission of this degree alone is sufficient.
Applicants with a Bachelor’s degree of 180 ECTS and no Master’s degree: Please provide all relevant documentation, as an eligibility assessment according to §36 FPSO will determine whether missing credits can be compensated by:
- Professionally relevant work experience
- Internships
- Entrepreneurial activities
- Research papers
- Additional training or certificates
- Extra modules completed during the Bachelor’s program
- Publications, presentations, or conference participation
- Involvement in relevant professional associations or organizations
Copy of a valid passport or national ID card (complete / both sides)
If the original documents (e.g. degree certificates or proof of professional experience) are not issued in English or German, please also provide a certified translation of these documents.
Special conditions for certain countries, e.g., applicants from China, India, or Vietnam must meet additional requirements (e.g., APS – Academic Evaluation Center certificate).
If necessary: Preliminary review documentation (VPD) by uni-assist.e.V. Experience has shown that this process can take up to six weeks, so we recommend starting the preliminary review as early as possible.

Step 3: Selection interview

Once your application has been submitted in full and reviewed by the TUM, you will receive a response as soon as possible. If you meet the central TUM requirements and if you have passed the first stage of the application process according to the FPSO (assessment of university final grade and professional experience), we will invite you to a personal selection interview in virtual form or on site.

The interview will be conducted in German by our admission committee, which consists of professors and our program and admissions team. During the interview, in addition to the applicant’s intention to choose the program, their motivation, willingness to perform, and skills and experience (in at least two of the following three areas: building planning / project management / real estate management) will also be considered.

Step 4: Enrollment at TUM

After successfully completing the two stages of our admission and selection process and formally accepting your place at the university, further documents are required to complete your enrollment at TUM.

Please upload the following documents as PDF files in TUMonline:

Original signed application for enrollment (electronic signatures are not accepted). Please print, sign, and upload it again.
Passport photo (for your student ID card)
Authentic document of the transcript of records (of your first university degree and, if applicable, any Master’s degree)
Authentic document of the degree certificate (of your first university degree and, if applicable, any Master’s degree)
In addition, if you have already been enrolled at a German university:
- Certificate of enrollment from the last university you attended AND
- Transcript of records of the semesters studied in Germany, including all subject-specific information, and, if applicable, time-off semesters
If you are under 30 years of age: Proof of health insurance
Special conditions for certain countries: If you obtained your first university degree (bachelor’s or similar) in China, India, or Vietnam, you must meet additional requirements (e.g., original APS certificate)

As soon as you have accepted the study place, please pay your semester fee in full directly to TUM.

Only after your student fee has been paid and all documents have been subimitted you will be officially enrolled as a student at TUM. Once you are officially enrolled, you will be able to print your student documents (e.g. enrollment certificate and enrollment record) and will receive your Student Card.
