The Master of Advanced Studies (MAS) in Sustainable Real Estate is a part-time, advanced master’s program for professionals aiming to take on a responsible role in the sustainable transformation of the real estate and construction sector. This part-time master’s program is jointly designed with the TUM School of Engineering and Design and in cooperation with the TUM Cluster Sustainable Real Estate (CSRE). Participants also gain access to a valuable network across academia, industry, and public institutions.

Master of Advanced Studies in Sustainable Real Estate

Target Group:

The program is aimed at professionals, experts and leaders from all areas of the real estate value chain – particularly from project development, construction, asset management, and portfolio management – who have an academic background and at least three years of professional experience. It is ideal for those who want to advance their careers, expand their interdisciplinary knowledge, and shape sustainability strategies in real estate.

Curriculum

The curriculum consists of six modules and a master’s thesis. Each module combines intensive in-person sessions with online learning elements and provides a holistic approach. Participants gain foundational knowledge as well as specialized skills required for integrated planning and implementation of sustainable real estate projects in interdisciplinary teams.

Semester 1

  • Introduction to sustainability in the construction and real estate industry, SDGs, and climate change
  • Overview of legal frameworks (e.g., EU taxonomy, CSRD)
  • In-depth look at ESG criteria: environmental, social, and governance aspects
  • Sustainability strategies, certifications, and key figures in the real estate context
  • Analysis at the city, neighborhood, and property levels
  • Influence of location factors and market development, as well as lifestyles and working patterns, on real estate development
  • Assessment of urban development potential such as densification, conversion, and mobility
  • Consideration of building regulations, architecture, and usage context
  • Consideration of the life cycle phases of financing, planning, construction, and operation
  • Sustainability aspects in project development and planning
  • Sustainable construction and operation of real estate
  • Introduction to profitability assessment and financing

Semester 2

  • Strategies and principles for resource-efficient construction and renovation
  • Analysis and evaluation of the status quo of real estate (portfolios)
  • Target definition and performance measurement using ESG indicators
  • Development of concrete transformation measures (renovation, conversion, reuse)
  • Sustainability in corporate management, business models, and organizational structures
  • ESG strategies, reporting obligations, and corporate governance
  • Sustainable leadership and stakeholder management
  • Contract models and legal processes for sustainable real estate projects
  • Use of digital tools such as BIM, lean construction, data management, and AI
  • Interdisciplinary collaboration: communication, mediation, teamwork
  • Reflection and synthesis of sustainable practical approaches in the real estate industry

Semester 3 & 4 –
Master’s thesis (12 months)

  • Independent work on a practical or research-related topic
  • Combining scientific methodology with practical professional relevance
  • Developing sustainable solutions from ecological, social, economic, and legal perspectives
